What does "for sale" mean for an ADU — can I just buy one and move it?
Epic Modulars ADUs are site-installed units — not mobile homes. "For sale" means you select and purchase a model, and we deliver and install it permanently on your property. The unit cannot be relocated after installation. This is what makes it a real ADU (permanent structure) versus a park model or mobile home.
What is included in the purchase price of an Epic Modulars ADU?
Every Epic Modulars ADU price includes: California building permits, factory build, delivery to your lot, foundation and site preparation, installation, all standard finishes (LVP flooring, quartz counters, stainless appliances), utility connections, final inspections, and a 1-year workmanship warranty. Upgrade packages are available.
How long from purchase to when my ADU is ready?
Total timeline from contract signing to move-in is typically 6–10 months. Factory build (8–12 weeks) runs parallel to permit processing. After factory completion and permit approval, delivery and installation take 3–5 weeks. Timeline varies by city — San Jose is on the faster end; other Bay Area cities may take longer for permits.
Can I see an Epic Modulars ADU before buying?
